Why auctions are different

No cooling off. No conditions. No second chances.

Buy at auction and you are committed the moment the hammer falls. There is no cooling-off period and no “subject to” anything. Whatever the planning position of the property is, it is now yours, at the price you bid.

That makes the two weeks before auction the entire window for due diligence. This timeline sequences the planning checks so the slow items start early and nothing is left to auction morning.

Start the clock

Get the contract and title documents from the agentYou need the title plan, easements and covenants in hand before anything else makes sense.
Look up the zoning and overlaysState planning portals show the zone and overlays in minutes. This is your first go or no-go filter.
Write down what you actually plan to do with the propertyLive in it as is, renovate, extend, granny flat, subdivide, develop. Your plans determine which checks matter.
Order your Preliminary Planning ReportIf your plans go beyond living in the property as it stands, order the PPR now. A 48 to 72 hour turnaround means it is back with days to spare, and its findings shape everything else you check.

Verify and price the risks

Review your PPR findingsUnderstand what is possible on the site, the constraints that apply, and the recommended approval pathway. Adjust your maximum bid to match what the site can actually deliver.
Talk the findings through with the plannersFollowing delivery of your PPR, book a consultation call with the Planna team to unpack the report and make sure everything is understood before you set your numbers. Reports are not much use half-digested.
Have your legal review completedContract, title, easements and covenants reviewed by your solicitor or conveyancer, with the planning picture from the PPR alongside it.
Complete building and pest inspectionsBook early; good inspectors are the bottleneck in most auction timelines.
Check surrounding development activitySearch the council DA tracker for neighbouring applications and any rezoning proposals in the street.

Lock in your numbers

Set your walk-away price using what you now knowA block that supports a second dwelling is worth a different number than one that does not. Your PPR tells you which one you are bidding on.
Confirm finance covers your plans, not just the purchaseIf the site needs specialist assessments or higher construction standards, that belongs in the budget now.
Resolve open questions with the agent in writingApproval records for existing structures, inclusions, access arrangements. Verbal answers are worth nothing after the hammer.
Auction day
Bring your numbers, not your hopesYour maximum bid was set three days ago with a planner's assessment behind it. The room does not get a vote.
If you missed the window, do not bid blindIf the planning questions are still open, the disciplined move is to let it pass. There is always another property. There is no undo on an auction.
